Case study: Quandify

Project overview

Aquilar supported a London-based residential development by supplying a water leak detection and automatic shut-off solution for a newly constructed apartment building in Ealing.

The development comprised of nine individual apartments, each requiring its own independent water protection system in line with the project specification and building requirements.

Custom Build Plumbing & Heating Ltd were appointed as the mechanical contractor responsible for delivering a compliant, practical solution.
 

The challenge

The project specification required the inclusion of a leak detection system capable of sensing abnormal flow at the point of entry to each unit and one which included emergency shut off in case of high-water flow. This requirement was driven by the increased risk of water damage in multi-occupancy residential buildings, where a single leak can impact multiple dwellings.

Key challenges included:

• Compliance with the specification mandating emergency shut-off capability
• Limited installation space 
• Independent protection for each apartment rather than a shared system

The contractor needed a system that could be deployed consistently across all apartments while minimising complexity for both installation and future occupants.

The solution

Each apartment was fitted with a CubicSecure automatic shut-off system positioned on the main incoming water supply to each unit. The system continuously monitors water flow and pressure, allowing it to:
 

• Provide conditional alerts including temperature changes and high humidity
• Identify sustained low-level leaks that may otherwise go unnoticed
• Automatically shut off the water supply when thresholds are exceeded

This approach addressed the project requirement for emergency shut off while also providing broader protection against other potential risks.
